Lime Plaster and Render Repairs

Lime Plaster and Render Repairs

Before cement became popular in around 1890, Lime was the material used to bind mortars and plasters. The advantage of lime is that it allows buildings to "breathe" meaning that rain and damp can escape, rather than being trapped by cement based materials. Interior walls and ceilings were constructed from wooden laths nailed to wall studs and ceiling joists. The plaster on these partition walls and ceilings were held in place by pressing the backing coats through the laths forming "keys" or "snots". Over time these keys can become damaged, broken or be snapped off, meaning sections of plaster become loose. Also laths can split, be broken or the nails can rust away, meaning that the laths and the plaster attached to them can become loose. Both Jon and Lottie have been trained by Master Plaisterers (the name given to Plasterers by the Worshipful Company of Plaisterers) and the Society for the Protection of Ancient Buildings (SPAB) to apply lime renders and plasters. Jon has worked for a well known local ornamental plastering company cleaning off and repairing traditional lime and ornamental plasterwork in West End theaters. He is now also an Assistant Tutor on SPAB Lime Plastering and Ornamental Plastering Courses. Durrant and Daughter have a number of techniques for securing loose lime plaster back to studs and ceiling joists and can re-lath and re-plaster missing or salvageable sections. We also undertake repairs to exterior lime rendering.

Ornamental Plasterwork Repairs

Ornamental plasterwork includes items such as cornices, ceiling roses, corbels, panel mouldings, and enrichments. These were traditionally either carved or run in-situ in lime mortars. Around 1850 the Victorians introduced fibrous plaster made from Plaster of Paris, hessian and wooden laths, which made ornamental plasterwork affordable to a wider market. Both Jon and Lottie have been trained by Master Plaisterers and SPAB to run cornice in situ and fix fibrous cornice. They have both worked for a well known local ornamental plaster company and trained in running cornice on the bench as well as casting cornice and ceiling roses. Jon is also experienced in carrying out repairs to ornamental plaster in West End theaters including the English National Opera House. Durrant and Daughter can make repairs to ornamental plasterwork in situ, take mouldings and replicate pieces for missing sections, take cross sections of cornice and mouldings and make new lengths. Sandstone is a sedimentary sand stone rock, Locally the commonly used sandstone is Bath Stone. It is used as either the main building stone or used for framing doors and windows, window sills, plinths and at eaves level and decorative courses. Being sedimentary sandstone is susceptible to spalling, usually caused by frost/thaw action. Over time sandstone can also get knocked and damaged. Using lime and cement stone repair mortars we can colour match your stone and repair it. Where the damage is extensive we can use dowels to ensure a lasting repair.

Lime Re-pointing

Historically lime was used to bind sands into mortars for building with. The drawback with lime is that it does not set within hours as cement does, it carbonates (releases water, absorbs carbon dioxide) over a period of weeks or months - hence why it was replaced by cement. Modern bricks are designed for cement but historic bricks and rubble stone are not. Water can penetrate into cement mortars through cracks and into the stone and bricks themselves. Because cement is very waterproof, any water that penetrated cement mortars or renders becomes trapped causing damp and spalling. Lime mortars and renders can "breathe" so when the wall is damp the water can escape through the lime mortar by evaporation. Only now are we fining that cement mortars and renders are causing damp and spalling. Durrant and Daughter can remove harmful cement mortars and replace them with either hydraulic lime (putty) or Non Hydraulic Limes (NHL's) which will help improve damp and reduce spalling. Working with our Suppliers we can analysis mortars and assess conditions and specify the correct lime and sand mix.
